Malaga Cove

Malaga Cove, located near the intersection of Palos Verdes Drive West and Palos Verdes Drive North, is a region along the north shoreline of Palos Verdes Estates home to a shopping plaza and library built with Spanish Renaissance architecture in mind. The plaza, library, and original homes were built starting in the late 1920s. The Malaga Cove Library can be found one block uphill behind the plaza's south side. The weekends bring a large flow of cyclists through Malaga Cove. One of Palos Verdes Estates’ notable landmarks is Neptune Fountain, donated to the city by the Palos Verdes Project, in Malaga Cove Plaza. The elaborate two-thirds scale replica of a bronze statue and fountain erected in Bologna, Italy in 1563, was donated to Palos Verdes Estates in 1930 by the Palos Verdes Project. The statue is thought to have been over 100 years old before it was brought to the City and was obtained from a villa courtyard outside Venice. The Palos Verdes Police Department, County Fire Station, and government offices are all located in Malaga Cove. Located next to Rat Beach is the Palos Verdes Beach Club. Built in 1930, the Club was remolded into a Mediterranean-styled favorite for Palos Verdes families.

Lunada Bay

Lunada Bay, a small town along the West coast of Palos Verdes Estates, sits on the cliffs of the Pacific Ocean and the north western edge of the peninsula. Boasting a fountain and quaint, charming commercial district, Lunada Bay gives residents a local market, service station, shops, and restaurants. A larger shopping plaza was originally planned for the area that included an incline railway down the bluffs with bath houses at the beach. When the Great Depression happened, plans fell through and commercial lots were turned into residential ones. Now, streets with "plaza" after their name indicate a connection to the commercial district from the original master plan. A favorite among families, Lunada Bay is within walking instance of all three local schools- Lunada Bay Elementary School, Palos Verdes Intermediate School, and Palos Verdes High School. The eastern section of Lunada Bay border Rancho Palos Verdes along Via Coronel and Via Castilla known as "University Subdivision." 

Bluff Cove is a wide, sweeping bay surf spot in Palos Verdes. Located at Palos Verdes Drive West and Via Monte Mar, the Cove was popular with the redwood paddleboard crew of the 1930s. Also a marine preserve, it offers a rugged element unique to the L.A. surfing experience. Home to porpoises, seals, and sea otters the area generally keeps healthy kelp beds and wind chop to a minimum. The bulge of the Palos Verdes Peninsula blocks all but west and northwest swells creating usually small swells during this summer but several consistent winter breaks. The Cove has three main breaks- Little Reef (up to six feet on a medium to high tide), Middle's (the main break with up to 12 feet), and Boneyard's (scattered series of reeds at south end that break erratically, up to 15 feet).

Portuguese Bend

Portuguese bend is a region with the largest area of natural vegetation remaining on the Palos Verdes Peninsula. Once slated for development, the area is geologically unstable for building. The peninsula, which was an island on the Palos Verdes Hills as close similarities to the Channel Islands. The Portuguese Bend Landslide is a slow moving landslide located on the Palos Verdes Hills. The hills form an elongated dome that rises from sea level to altitudes more than 430 meters. The regional climate is characterized by mild winters and hot summers. The Portuguese Bend Club is a private beach colony featuring 94 homes with its occupants living alongside the Portuguese Bend Landslide. Once a favorite summer vacation spot with small cottages and homes in the 1940s, the area spans over 38 acres with a half mile of coastline. The Club noq offers its members a volleyball court, tennis court, playground equipment, picnic tables, and firepits. Prior to 1956, the club featured a dock and clubhouse, paddle tennis courts, and swimming pool. All were destroyed by the 260 acre landslide in 1956 triggered by L.A county road crews who were working on the an extension of Palos Verdes Drive West. About 100 homes were destroyed and 50 damaged along with the club house, restaurant, and pool.

Manhattan Beach Real Estate


Manhattan Beach is a beachfront city located in the South Bay of Los Angeles County. It has a population of 35,135. Located on the Pacific Ocean, Manhattan Beach is south of El Segundo and north of Hermosa Beach. Manhattan Beach consists of 3.88 square miles and 2.1 miles of beachfront. It is located three miles south of Los Angeles International Airport. 

Known as an affluent beach town, Manhattan Beach is commuting distance to Los Angeles and one of the most expensive coastal cities in the country. 

The city has its own school system, The Manhattan Beach Unified School System consisting of five elementary schools, one middle school, and one high school. The schools all rank high on state standardized tests. Manhattan Beach also has four private schools- American Martyrs Catholic School, Manhattan Academy, Montessori School of Manhattan Beach, and Journey of Faith Christian School. 

Manhattan Beach is home to both beach and indoor volleyball. Along the two-mile walking and jogging path, which runs parallel to the bike path along the beach, are over 150 volleyball courts. The Manhattan Beach Open Volleyball Tournament is Manhattan Beach's "Wimbledon of Beach Volleyball." It usually takes place every August and airs on national Television. 

Throughout the city there are 11 parks giving the community 80 acres of parkland. A popular designation for exercise buffs, and frequented by players on the Los Angeles Lakers, is Sand Dune Park. Located off of Rosecrans Blvd, the park features a 100-foot high sand dune-a tough but great exercising spot. The three-acre park also includes a small fenced children's play area, picnic facilities, and an open pavilion.
Real Estate in Manhattan Beach is exceptionally expensive when taking into consideration the lot size you receive. A half acre of land in Bel-Air is valued at $20 million where as a half acre of land on the Manhattan Beach Strand is valued at $35 million.

Hermosa Beach Real Estate


Hermosa Beach is a beach-front city located in the South Bay of Los Angeles County and known as one of the three Beach Cities. Bordered by Manhattan Beach and Redondo Beach, Hermosa has a population of almost 20,000. The city extends about 15 blocks from east to west but 40 blocks from north to south with the Pacific Coast Highway running down the middle. 

Hermosa's average temperature is 70 degrees in the summer and around 55 degrees in the winter. It is most popular among residents and visitors for sunbathing, surfing, beach volleyball, and paddle boarding. There are three popular parks in Hermosa Beach including South Park, Cypress Park, and Valley Park all located on the western side of Valley Drive. There are three distinct neighborhoods of Hermosa Beach: the Sand Section which is located on the strand bordering the Pacific Ocean; the Valley Section-primarily hilly terrain; Hermosa East- flatter terrain and furthest from the beach. Home prices in Hermosa East tend be less expensive than homes for sale in the other two main Hermosa Beach areas.

The Hermosa Beach City School District has its own elementary school and middle school. High school residents of Hermosa Beach may attend school in Manhattan Beach or Redondo Beach.

For entertainment, Hermosa Beach offers many choices. The Hermosa Beach Playhouse, a 502 seat venue, is used for professional theatre productions, community theatre groups, dance recitals, film premieres, conferences, and amateur ventures. Also in Hermosa Beach is The Comedy and Magic Club. Part-owned by Jay Leno, who performs there regularly, the club offers various comedy acts sure to make you laugh. There are several restaurants and bars located on the Hermosa Pier.

The average 3-bed 2-bath Hermosa Beach home for sale sells for about $1.5 million. Properties near the beach sell for over $1.5 million and those with direct views of the Pacific Ocean can cost over $2 million. Homes located on The Strand sell between $3-10 million. 

West of Pacific Coast Highway are several Condominiums mixed within the single-family homes and in some sections even dominate the number of single family residences. East of PCH the hills rise into upper middle class neighborhoods.

Redondo Beach Real Estate

Torrance Real Estate

The Zamperini Field, originally "Torrance Airport," is a general aviation airport in Torrance that handles 175,000 annual take-offs and landings.

San Pedro Real Estate

Ports O'Call Village is an authentic New England style village encompasses shops, restaurants, and attractions.  The Vincent Thomas Bridge originally San Pedro's Golden Gate, connects the 110 Harbor Freeway to Terminal Island and the Ports of Los Angeles and Long Beach.

South Bay- Palos Verdes Peninsula

Palos Verdes is a name often used to refer to a group of coastal cities on the Palos Verdes Peninsula in southwestern Los Angles County.  Palos Verdes Estates, Rancho Palos Verdes, Rolling Hills Estates, Rolling Hills are the leading cities in the area, with a section of San Pedro extending onto the end of the peninsula. House Hunting Tips; tips to make your house-hunting experience easier. 

* Make a list of the features you must have in your new home.  Narrow down your list to the features you must have, would like to have, don't want, and would prefer not to have. Start by brainstorming what you like and dislike about your current home. 

* Get educated about the housing market. Find out about recent home sale prices, homes on the market, neighborhood statistics, market trends, and the home-buying process. 

*Location is vital. Ask yourself this- how far are you willing to commute to work? How good are the schools, shopping centers, public transportation, etc.? WIll your new home be next to a commercial property, school, or vacant lot? Poor location hurts the resale value when you go to sell the home in the future. 

*Use a checklist when touring multiple homes. It can get confusing and hard to remember what home had what features. Relying on your notes will not only help you remember what each house had to offer but also what priorities you set for your future home. 

*Get pre-approved for your mortgage before you start. This will help you determine what you can afford before you start looking at homes that are under or over budget.

Mistakes not to make when house hunting

Are you buying a home and concerned about the finance aspect?  There are many mistakes to be made when it comes to getting your loan approved. Save money and time with these rules. 

*Don't confuse "pre-approved" and "pre-qualified" with a loan commitment. When a person is "pre-qualified," the lender is making an educated guess about how much you can borrow based on information you provided. But, when someone is "pre-approved," the lender has verified everything you provided and is offering to lend you up to a given amount. Being "pre-approved" is a better situation to be in when house hunting. This will help you, your realtor, and the seller know what your can afford. 

*Be careful with the mortgage you choose. Home loans may no longer be a lifetime commitment but even for a short period of time you don't want to be stuck. Investigate all of your options, compare each worst case scenario and do the math. Look at the initial interest rates, future interest rates and payments, and any possible prepayment penalties. 

*Never lie on your loan application. Exaggerating your income or putting down untruths is a federal offense. Lender rarely prosecute but if they find out you lied, they may require you to pay the loan due. Don't ever sign your name to a loan application that is not completely filled out either. 

*Don't have too much credit; excessive credit can be just as paralyzing as bad credit. Even if you pay your bills on time, lenders tend to focus just as much on timeliness. So having loads of car  loans and credit cards makes you vulnerable to be turned down for a mortgage. And postpone any big-ticket purchases until after you buy your home. 

*Don't just hire any agent to sell your home. You want to look for a realtor(s) who specializes in your neighborhood and are top producers. Ask you prospective realtors how they will market your home and how much you should ask for.

You've moved into your new home, now what?

You're finally in your new home but there is still one thing to do- unpack! This can be an overwhelming process so where do you start?

-Start unpacking with one room at a time. Begin in the kitchen so you'll know where everything is in case you get hungry while unpacking the other rooms. Next move to the bathroom. Get out your toiletries and make sure the toilet and faucets are working. Make sure to unpack toilet paper and soap. On to the bedrooms. Have the maker pieces placed by the movers before unpacking. The person whose room it will be can then unpack their things and settle in. To unpack the living room, everyone should pitch in. There will be many things to unpack as well as electronics to set up. As daunting as organizing the closet is, you'll be thankful you did it. Start by setting up shelves and hooks for your tools, yard supplies, etc. 

-Don't forget to collapse boxes for storage or recycling.

-Take an inventory of everything you have to confirm nothing was lost. If you have any broken or damaged items keep them as evidence. You must file all insurance claims within a limited number of days after you move. 

-Start a log of home repairs and maintenance that need to be done.

-Create a shopping list to make sure you have everything you need. 

-Time for the fun part- making it YOUR home. If you plan to rearrange furniture make a sketch of the room with squares representing where you like certain items to be placed. This will save you time and a few sore backs. 

-Some ideas to add style to your new home include painting rooms, brightening up a room with self-adhesive wallpaper borders, refinishing old cabinets, adding potted plants to fill empty corners and add color, or hanging family pictures.

Moving Terminology

Terminology to know before you get your moving quote. 

ASMA-Members of the American Storage and Moving Association who offer relocation services. The association proves certification to companies that meet its requirement.

Accessorial Services- Services that you request to be performed- packing, appliance servicing, unpacking. These charges are in addition to the transportation charges. 

Advanced Charges- charges for services not performed by the mover but rather by a professional, craftsman or other third party at your request. The charges are paid for by the mover and added to your bill of lading charges. 

ASAM ProMover- a program created by ASMA that identifies ASMA members who have passed additional levels of screening and completed Signatory Agreement which state they will uphold the Code of Ethics.

Appliance Service- preparing maker electrical appliance to ensure they are safe for shipment or transport. 

Bill of Landing- the receipt for your goods and the contract for their transportation. It is your responsibility to understand this bill before you sign it. If you do not agree with something on it, do not sign it. The bill of lading is an important document. 

BInding-a binding estimate is an agreement with the mover made in advance of the move. It guarantees the total cost of the move based on the quantities and services shown on the estimate. 

Non Binding Estimate- a nonbonding estimate is the carrier's approximation of the cost based on the estimated weight of the shipment and the accessorial service requested. The final charges will be based on the actual weight and tariff provisions in effect. 

C.O.D.- Cash on delivery. Transportation for a private shipper may require C.O.D. at the time of delivery at the destination residence. 

Expedited Service-an agreement with the mover to perform transportation by a set date in exchange for charges based on a higher minimum weight. 

Flight Charge-an additional charge for carrying items up or down stairs. 

Guaranteed Pickup and delivery service-an additional level of service whereby dates of service are guaranteed with the mover providing reimbursement for delays. 

High Value Article- Items included in a shipment that are valued at more than $100 per pound. These items should be disclosed to the mover to ensure they are protected. 

Inventory- detailed list of your household goods showing the number and condition of each item

Line Haul Charges- charges for the vehicle transportation portion of your move. 

Long Carry-an added charge for carrying articles excessive distances between the mover's vehicle and your residence.

Order for service- the document authorizing the mover to transport your household goods. 

Order Number- number that identifies and tracks your shipment. 

Peak Season Rates-higher line haul charges that are applicable during the summer months. 

Pickup and delivery charges- separate transportation charges applicable for transporting your shipment between the SIT warehouse and your residence

Shuttle service- use of a smaller vehicle to provide service to residences that are not accessible to the mover's normal line haul equipment

Storage-in-transit-temporary warehouse storage of your shipment pending further transportation.

Valuation- the degree of "worth" of the shipment. The valuation charge compensates the mover for assuming a greater degree of liability than that provided for in the base transportation charges. 

Warehouse Handling- an additional charge applicable each time SIT service is provided. This charge compensates the mover for the physical placement and removal of items within the warehouse.
